Actor exits Shiv-Asthan Heights apartment after 11 years, registering a ₹62 lakh gain on the 2015 purchase

Actor Salman Khan has sold another part of his Bandra West property, this time a 758 sq ft apartment for ₹3.50 crore close to 11 years after his purchase of the same.

The Transaction, By the Numbers

The investor had originally bought the apartment in 2015 for ₹2.88 crore, which resulted in a ₹62 lakh profit for Khan during the investment period, the property registration documents obtained by CRE Matrix showed. This flat is located in the upscale Bandra West locality's residential tower, Shiv-Asthan Heights, with two car parking spaces.

The sale was done on 9th July 2026 and the stamp duty paid by the buyers is ₹21 lakh, while the registration fee is ₹30,000. The deal works out to be around ₹46,000 per square foot on carpet areas.

The names of the buyers, recorded on the property, are Munira Akberali Dandawala, Mahdiali Akberali Dandawala and Zehra Mahdiali Dandawala. Both sides have not made any public statements regarding the deal.

A Pattern of Real Estate Activity

This is not a one-offs situation. In July 2025, Khan sold a bigger 1318 sq ft apartment in the same Shiv-Asthan Heights building for ₹5.35 crore. The actor's family is also doing their best to take over the neighbourhood, with plans to build a new residential tower in Bandra's 'Chimbai' area on a land owned by Salman Khan's mother Salma Khan, which is located close to the family's decades-old ‘Galaxy Apartments' residence.

Real estate pundits refer to a tried-and-true mix of conditions driving values in the area. Limited supply, celebrity ownership and lifestyle appeal remains a strong factor in sustaining property values in Bandra West, as CRE Matrix analysis reflects.

However, neighbourhoods like Pali Hill, Bandstand and Carter Road continue to be linked to some of the big names in the film industry, positioning the area as one of the highest value regions even as other Mumbai residential markets are experiencing moderate growth.

This is further strengthened by other recent deals in the same pocket, when actress Sonakshi Sinha leased out her ultra luxury apartment at Bandra West at a monthly rent of ₹16 lakh to the Consulate General of State of Kuwait and filmmaker Vidhu Vinod Chopra took a premium apartment for ₹7.75 crore.

The Bigger Picture

Celebrity-related deals like these provide a clear sign of strong demand, in a state exchequer that's only meaningfully funded by stamp duty and registration collections, in India's most expensive residential corridor, despite the broader macroeconomic uncertainty.
